Tim Gearhart brings over 12 years of real estate experience to L3 Corporation, specializing in restaurant leasing and development. Licensed in Illinois and soon to be Missouri, Tim has built a career negotiating over 250 restaurant leases valued at more than $500 million.
Prior to joining L3 , Tim served as Director of Restaurant Leasing at Brookfield Properties, one of the nation’s largest retail property owners. Before that, he was Director of Real Estate and Development for Cooper’s Hawk Winery & Restaurants, leading expansion efforts across multiple markets. Tim began his career as a Leasing Representative with Pyramid Management Group in Syracuse, NY.
Throughout his career, Tim has developed deep expertise in working with national, regional, and local restaurant groups across a variety of settings. His background — having held critical in-house roles both with a leading restaurant brand and the second-largest owner of retail shopping centers in the U.S. — provides him with a unique perspective that benefits his clients at every stage of the negotiation process.
His current tenant representation assignments include Maggie McFly’s, P.F. Chang’s, Kitchen Social, and Kapow Noodle Bar.
His landlord representation assignments include several premier projects throughout Illinois with L3 Corporation.
